Global professional services organisation EY has taken possession of a third office floor within Bedford House in Belfast City Centre. Somerville Fit-Out was appointed as the main contractor following a competitive tender to carry out joinery and fit-out services for the design-and-build project. Sheppard Robson created the overall design concept, which was executed by the team at MOR Architecture. CBRE managed the overall project.
The project added over 12,000 sq ft of state-of-the-art workspace to EY’s existing office footprint, resulting in a three-floor presence with panoramic 360° views across the Belfast cityscape.
This new space was designed to accommodate growth and foster collaboration, well-being, and flexibility, aligning with EY's progressive workplace strategy.

Designed by Sheppard Robson and delivered in partnership with MOR Architecture, the interiors combine EY’s global branding with Belfast’s cultural identity. The design language incorporates subtle nods to local heritage, including references to linen production, historic street art, and iconic architecture. These creative threads are woven throughout the floorplan in a way that is respectful, modern, and supports neurodiversity.
Sustainability and well-being were central to the brief. Core design principles included natural daylighting, biophilic integration, adaptable layout configurations, and sustainable material choices.
Key design elements enhance staff productivity and comfort. Generous internal glazing invites abundant natural light, while strategically positioned work points take full advantage of the building's 360° city views. The open-plan environment supports a fluid, connective workflow interspersed with spaces for quiet focus.
A central feature of the space is the client arrival area, complete with a 10-metre AV media wall in solid Oak veneer, offering both visual impact and functionality. The entrance also includes a mini tea point and island - encouraging informal collaboration and creating an impressive first touchpoint for visitors and guests.
A bright and inviting social hub provides a multi-use area for dining, informal meetings, and staff downtime. Full-height windows flood the area in natural light, while bespoke tea points, integrated appliances, and relaxed furniture promote comfort and connection.
The inclusion of quiet JIT rooms, collaboration zones, hybrid-enabled meeting rooms, and a 60-person multi-purpose space ensures the office can support a variety of work styles and operational needs. Two spacious meeting room suites can be increased, with bi-folding partitions to create a large conference room. These multi-functional zones support hybrid and collaborative working, allowing staff to operate productively and comfortably.
We provide comprehensive bespoke joinery and interior manufacturing services, producing an array of precision-crafted features to elevate the workplace.
AV media walls: Manufactured from a mix of solid Oak, Oak veneer, and soft-touch laminate. Arte Insero wall coverings give texture to door coverings and panelling, while polygood worktops offer excellent environmental credentials with their recycled makeup. These media walls provide a seamless blend of digital functionality and natural aesthetics, with space for art, media, and local books.
Kitchen tea points and island units: These are manufactured and fitted with integrated storage, microwaves, and pull-out recycling systems to meet both form and function.
Booth seating and furniture: Designed for collaboration, upholstered in a soft, muted colour palette that ties into the overall design language.
Ceiling rafts: Oak timber ceiling details were installed throughout the floorplate, complemented by exposed mechanical and electrical services painted in a bold terracotta tone.
Support Amenities: We delivered additional spaces including a catering pantry, multicultural and well-being rooms, storage areas, print facilities, and a cleaner's store.
The result is a contemporary, inspiring, and multi-functional workplace that reflects EY's culture and aspirations.
